Buying as a non-resident

A foreign buyer needs foreign investment authorisation from the Government before completing. Since 13 February 2026 the tax on foreign investment in real estate is 6% on a first dwelling and 10% on each additional one — double the previous rates. We obtain the authorisation and factor the tax into what a purchase actually costs you.

Property as the residency route

Passive residency requires €1,000,000 in Andorran assets, of which real estate must be more than €800,000 per unit — or €400,000 if the property is directed to the National Housing Fund. Which of those you use changes both the budget and what you may later do with the property, so the choice is worth making before you start viewing.
